Reservation Policy

Full payment is due at time of booking. Bookings can be made up to the day of a scheduled stay subject to availability. Cleaning/ maintenance fees are included in the cost of your stay. Additional pet fees apply. 

A full refund can be offered for bookings cancelled more than 14 days before your planned stay. Any cancellations received less than 14 days before your scheduled stay will not be eligible for a refund. 

A £300 security deposit will be pre‑authorised on the guest’s credit card used at the time of booking, on the day of arrival and will automatically be released within 24 hours of check‑out.

Rental Policy

This Rental Agreement (“Agreement”) is made between Rothie Cabins (“Owner”) and the Guest (“Guest”) for the temporary rental of a self-catering one-bedroom cabin located in Rothiemurchus, Cairngorms National Park, Scotland.

1. Booking & Payment

  • A confirmed booking requires full payment as specified at the time of reservation.

  • Payment is accepted via VISA/ MASTERCARD/ AMERICAN EXPRESS/ APPLEPAY.

  • Rates are inclusive of VAT and subject to seasonal variation.

2. Check-In & Check-Out

  • Check-in: From 3:00 PM on the day of arrival.

  • Check-out: By 10:00 AM on the day of departure.

  • Early check-in or late check-out may be available upon request and subject to availability.

3. Cancellation Policy

  • Cancellations made 14 days prior to arrival will receive a full refund.

  • Cancellations within 14 days prior to arrival are subject to full charge.

  • We recommend travel insurance for unforeseen circumstances.

4. Guest Responsibilities

  • Guests agree to treat the cabin and surrounding environment with care and respect.

  • No smoking inside the cabin.

  • Pets (specifically dogs) are welcome and must be supervised both indoors and outdoors.

  • Quiet hours are observed from 10:00 PM to 8:00 AM.

5. Damages & Liability

  • Guests are responsible for any damage caused during their stay.

  • Rothie Cabins is not liable for personal injury, loss, or damage to guest property unless due to owner negligence.

  • Guests assume full responsibility for access and use of this self-catering property during their scheduled stay.

  • A £300 security deposit will be pre‑authorised on the guest’s credit card used for booking on the day of arrival and will automatically be released within 24 hours of check‑out.

6. Use of Property

  • The cabin is for recreational use only and may not be used for commercial purposes or events without prior written consent.

  • Maximum occupancy must not exceed the number stated at booking.

  • Pet occupancy must be stated at time of booking and the associated pet fee charge paid.

7. Environmental Commitment

  • Rothie Cabins operates with sustainability at its core. Guests are encouraged to recycle, conserve energy, and respect local wildlife.

  • Fires are permitted only in designated fire pits and must be fully extinguished before departure. Rothie Cabins reserves the right to remove the fire pit during periods of moderate/high/extreme fire risk.

  • Rothie Cabins is located within Rothiemurchus Estate and the Cairngorms National Park and therefore local guidelines and recommendations should be considered and followed.

8. Termination

  • The Owner reserves the right to terminate the rental without refund in cases of breach of agreement, unsafe behaviour, or disturbance to others.

9. Governing Law

  • This Agreement is governed by the laws of Scotland. Any disputes shall be resolved under Scottish jurisdiction.
